What a maintenance visit covers
- Flushing the sediment out of the tank
- Checking the anode rod that stops the tank rusting from the inside
- Testing the temperature and pressure relief valve
- Checking the expansion tank and house water pressure
- Burner, pilot and venting on gas units, or elements and thermostats on electric
- Descaling the heat exchanger on tankless units
How we handle it
- Look before we drain
We check the age, the drain valve and any sign of leaking first. On a tank that has never been flushed, that decides how we go about it.
- Flush or descale
Tanks are drained and flushed until the water runs clear. Tankless units are isolated and descaled with a pump and solution.
- Test the safety parts
Relief valve, expansion tank pressure, gas venting and connections are checked, and anything worn is priced for you.
- Set it and tell you
We set the temperature sensibly and tell you what we found, including how much life the tank realistically has left.
Why maintenance matters more in San Antonio
Water from the Edwards Aquifer is hard, and heating it drops the minerals out as sediment. That layer is what makes a tank rumble and pop, it forces the burner or elements to work harder, and it traps heat against the bottom of the tank until the steel fails. In tankless units the same scale coats the heat exchanger and triggers error codes. A water softener helps, but softened water can wear the anode rod faster, so it needs checking either way.
How often to service a water heater here
- Tank heaters: flush once a year in San Antonio water.
- Anode rod: check every two to three years, sooner with a water softener.
- Tankless units: descale yearly — more often on hard, unsoftened water.
- Relief valve: test once a year; replace it if it drips or will not reseat.
Signs it is overdue
Rumbling or popping when the heater runs, hot water that runs out sooner than it used to, rusty or cloudy hot water, or a relief valve that drips. If water is already pooling under the tank, that is a water heater repair call rather than maintenance.
What it costs
It depends on what the job turns out to need, so we diagnose first. Your plumber then gives you an upfront price, and you approve it before anything starts.
Questions people ask
Is it worth flushing an old tank?
On a tank that has gone many years without a flush, disturbing the sediment can expose a weak spot or a drain valve that will not reseal. We look at it first and tell you honestly whether a flush is worth doing or whether the money is better saved toward a replacement.
Can I flush it myself?
Yes, if the drain valve is in good shape and you are comfortable shutting off the gas or power safely. Many people book the first visit so they can see how it is done and have the relief valve and anode checked at the same time.
Do tankless heaters need maintenance?
Yes — more than tanks do in hard water. Scale in the heat exchanger is the most common reason a tankless unit throws error codes here.
